There isn’t one “right” answer. My role is to help you understand the tradeoffs, timing, and realities of each option so you can choose what best fits your family’s situation — without pressure.
For many families, flexibility matters more than anything else.
When a home is sold as-is for cash, you’re not tied to a buyer’s mortgage, inspections, repair negotiations, or a rigid move-out date. That flexibility can make a meaningful difference during a care transition.
With a cash sale:
No repairs, updates, or cleaning are required
No showings or open houses
Timing can move quickly if care is urgent, or pause to wait for an opening at the right community
You don’t have to coordinate your parent’s move around a buyer’s deadlines
This allows families to focus on getting Mom or Dad safely placed, rather than racing to prepare a house for sale or worrying about a fixed closing date.
Many people initially assume a cash sale isn’t for them — until they factor in the time, stress, and financial bridge often required to get through a traditional sale.

If there’s no urgency and the home is in good condition, listing on the open market may be the better path financially.
Usually, a well-prepared home will sell for more on the MLS. However, it’s important to understand what that process realistically involves.
With a traditional listing:
The home usually needs cleaning, repairs, and preparation before it can be listed
The family must keep the home show-ready, sometimes for months
Current average on-market times are around 90 days, not including preparation time
Once under contract, closing typically takes another 30–60 days
When you include the prep phase, many families are surprised to find the total timeline stretches to six months or longer.
During that time:
Care costs may need to be paid from savings, loans, or other assets
A parent may remain in an unsafe or unsuitable living situation longer than ideal
